Commercial Mowing & Grounds Maintenance in Oxford, MS

One flat monthly contract, one invoice, one crew that shows up on the day it said it would. Jeremy walks every property himself, bids the full scope, and keeps it looking sharp through leaf season, not just on mowing day.

Every Property Type, One Scope Of Work

Commercial grounds are judged every day by tenants, members, customers, and the board. The contract is built so the property looks maintained between visits, not just the morning after one.

Who we maintain

Properties We Bid

  • HOA common areas, entrances, and neighborhood greenspace
  • Apartment complexes and student housing
  • Churches and church campuses
  • Office buildings and medical offices
  • Retail centers, restaurants, and bank branches
  • Rental portfolios and property management companies

Best fit: Oxford and Lafayette County properties that want one local vendor who answers the phone, not a statewide crew that passes through on a route sheet.

What is included

Standard Contract Scope

  • Mowing, edging, string trimming, and blow-down of every hard surface
  • Bed maintenance: weeding, trimming, and mulch refresh on schedule
  • Scheduled leaf removal from November through February
  • Seasonal cleanups and storm debris removal
  • Shrub and hedge trimming on the growth cycle
  • Irrigation check and seasonal startup and shutdown where a system exists

Add-ons bid separately: seasonal color, sod and turf repair, drainage work, landscape lighting, and new irrigation. All of it comes from the same crew, so there is never a second vendor to manage.

Pricing is a flat monthly number for the full year, set from the walk-through. High-visibility properties run weekly in season, quieter ones bi-weekly, and every contract steps down to a winter schedule so you are not paying for cuts the grass does not need.

From First Call To First Cut

Commercial bids are simple on your end. Send the address, Jeremy walks it, and the bid comes back as one number with the scope written out. Here is the order it happens in.

1. Send The Property Address

Call, text, or use the form below with the property address and who to send the bid to. If you manage several properties, send the whole list. One walk-through covers all of them and the bid comes back as one document.

2. Jeremy Walks The Property

He measures turf and bed areas, notes the hard surfaces, trees, slopes, and anything the mowers have to work around, and looks at what the current vendor has been missing. On an Oxford property that usually means the fence lines, the islands, and the leaves.

3. One Bid, Written Out

The bid lists the scope line by line, the visit schedule by season, the flat monthly price, and the contract term. A certificate of insurance and a W-9 come with it so vendor setup does not hold up the start date.

4. Start Date That Fits Your Contract

Most new contracts start January 1 or the day the current vendor's agreement ends. Jeremy can take over mid-season when a property needs it.

5. The Same Crew, Every Visit

Commercial properties are routed together so the same crew sees the same property each time and knows where the problem spots are. If something is off, you call Jeremy directly.

6. One Monthly Invoice

Billing is a single monthly invoice to the property manager or board, paid by card or ACH. Multi-property clients get one invoice with every address on it.

2027 Bid Season Is Open

Oxford property managers and HOA boards set next year's grounds budgets between November and February. Properties bid now get a start date of January 1 and a place on the route before spring fills it. If your current contract runs out this year, or you are tired of the vendor that does not call back, this is the window.

Commercial Mowing Questions

What Oxford property managers, HOA boards, and business owners ask before they sign a grounds contract.

Commercial grounds maintenance is priced as a flat monthly contract, usually for twelve months, so the property manager has one predictable line item and the crew has a route it can count on. Jeremy walks the property, measures the turf and bed areas, and bids the whole scope: mowing, edging, trimming, blowing, bed upkeep, and leaf season. There is no published rate because a two-acre HOA common area and a strip center with a few islands are not the same job. The bid is free and comes back within a few days of the walk.

HOA common areas and neighborhood entrances, apartment and student housing complexes, churches, office and medical buildings, retail centers and restaurants, and rental property portfolios. Oxford Lawn Pro also handles property management companies that need one vendor across several addresses. If it has grass, beds, and a parking lot, it fits.

The schedule is set by the contract and the season. High-visibility properties typically run weekly in the growing season. Lower-traffic properties run bi-weekly. Every contract drops to a reduced winter schedule for leaf removal and cleanups so the property stays presentable without paying for cuts the grass does not need.

Most Oxford property managers and HOA boards set their 2027 grounds budgets between November and February. That is when Oxford Lawn Pro walks properties and submits bids. A bid submitted in the fall can start January 1 or at the end of your current vendor's contract, whichever comes first. Properties that wait until spring are usually bidding against a full route.

Yes. Oxford Lawn Pro carries general liability coverage and provides a certificate of insurance naming the property or management company on request, along with a W-9 for vendor setup.

Yes, and on an Oxford property it matters more than the mowing from November through February. Oxford's water oaks drop progressively through winter, so commercial contracts include scheduled leaf passes rather than one cleanup. Storm debris, bed cleanups, and pre-spring prep are built into the contract scope as well.

Yes. Property managers and HOAs with multiple addresses get one bid, one monthly invoice, and one point of contact. Routing several nearby properties together is also what lets Jeremy bid each one sharper than a single-property vendor can.
